Listing in Winter

“I’m going to list my home in the spring!”

We hear this a lot as realtors. Spring brings warmer weather and more people getting out & excited for the summer months to come. This draws out more home buyers but also more competition with more homes listed for buyers to choose from. No one *wants* to move in the winter months, but listing & selling in the during these months comes with some advantages:

  • When people are home over the winter months, they can feel cramped and realize they need more space in a home; this is when they start looking for their new home online.

  • The cold weather tends to filter out the people who are more curious than ready to buy: winter buyers are SERIOUS and MOTIVATED! Very often, people who move in winter are relocating for work transfers or family emergencies - they know what they need and will offer when they find it.

  • When you have an offer on your home in winter, you may be at an advantage to stay more firm in your negotiations, as the buyers have fewer alternative options to choose from.
